Can you tell us a bit more about yourselves?
Laura joined James at I Squared property in 2018 to grow and develop the business, drawing on their collective experience of developing buy to let properties, HMO, mixed-use and new build properties and their professional backgrounds. The business’s main focus is to work with other investors to create high-quality, affordable family homes that can be rented or purchased.
What sets Middlecroft Court apart from other developments?
Middlecroft Court is an excellent development consisting of three detached family homes with no compromise on attention to detail, which we pride ourselves on across I Squared Property. We designed the development with modern families in mind, utilising every inch of space for storage and practicality.
What has it been like working with Redbrik?
This is the first time we have sold a new build development with Redbrik, and we will certainly be using them going forward with our developments. The best thing was the response; for us, there is nothing more frustrating than agents not coming back to you or keeping you in the loop of viewings, feedback, conveyancing and dates. Redbrik has exceptional customer service and marketing to make the sales process as efficient as possible, even in the most challenging of times.
How does it make you feel that the buyers of plots 2 & 3 have now moved in?
We are over the moon that we now have two sets of buyers in their new homes. The feedback has been incredible on how the house is finished to an exceptional standard and how happy the buyers are to be there; this is important to us as we want the families to enjoy the homes for many years to come. One of the buyers has even set up an Instagram page on the story of the development and what they have done to the house internally since they have had the keys – it looks like Derek the dog is settling in well!
How do you decide which plots of land to acquire and how much does the environment influence the build?
We have an excellent planning consultant who we work very closely to decide which plots of land are right for us as a business and are most likely to get planning permission. Suppose, like Middlecroft Court, the plot of land is surrounded by schools, amenities and transport links. In that case, this influences our designs to be catered towards families, whereas we would tend to build bungalows in quieter locations.
How important is it for you to build communities when you build houses?
We believe that everyone should have the opportunity to own or rent a high-quality home in a pleasant area where their family can thrive. Whether this is tenants or homeowners, building communities for longevity is key to any development that I Squared Property work on.
